What plot size means
Plot size is the land inside the boundary: the length of the plot times its width. It is not the built-up area (the constructed floors including walls) and not the carpet area (the usable floor inside the walls). A 30 × 40 ft plot is 1,200 sq ft of land whatever is built on it. When a listing gives a gaj figure, it almost always means plot size.
This calculator handles rectangles. An L-shaped plot is two rectangles added together. A plot with angled or curved sides needs the surveyor's figure from the site plan; that document, not any web tool, is what a sale is registered against.
How to measure and calculate
Measure the two sides
Use the site plan or a tape along the boundary. Both sides in the same unit: feet or metres. The tool takes decimals, so 22.5 ft is fine.
Multiply
Length times width is the area in square feet (or square metres, which the tool converts at 10.7639 sq ft per m²).
Divide by 9 for gaj
A 30 × 40 ft plot is 1,200 sq ft, which is 133.33 gaj. The drawing keeps the true proportions so a long narrow plot looks long and narrow.

Only the last step depends on the gaj convention. Switch the factor to 8.91359 and the square feet stay the same while the gaj figure rises by about 1%.

Dimensions that make 100 gaj
100 gaj is 900 sq ft, so any two sides that multiply to 900 give a 100-gaj plot: 30 × 30 ft is the square version, 36 × 25 ft and 45 × 20 ft are the common rectangles, 40 × 22.5 ft turns up in narrower layouts.
