You have a listing that says 100 gaj. A search engine’s unit card says one guz is about 8.91 square feet, so 100 of them is 891. Your broker says 900. A bank’s calculator says 900. A portal shows 899.99. Which one is right?

Two definitions

Plot gaj: 9 square feet. This is the convention on sale deeds, registry entries and listings in Uttar Pradesh, Delhi, Haryana and Punjab. It makes one gaj equal to one square yard (3 ft × 3 ft). Tata Capital, Bajaj Finserv and most smaller converters hardcode this figure.

Square guz: about 8.91359 square feet. This is the figure Google Units uses for a square guz. It reflects a historical guz slightly shorter than a yard. If you multiply a gaj figure by 8.91359 you get a square-feet number about 1% lower than the deed convention.

The ratio between them is 8.91359 ÷ 9 = 0.9904. The gap is 0.96%.

The floating nine

Magicbricks’ converter displays 1 gaj = 8.99992436 square feet. That is not the guz figure and not a third convention. It is 9 with a rounding artefact from converting through metres and back. Treat it as 9.

On a 100 gaj plot the gap is 8.64 square feet, about the footprint of a small bathroom. On a 500 gaj plot it is 43 square feet. Small in percentage terms, real in money.

Which one to use

Reading a deed or a listing in North India: 9. That is what the document means.

Reproducing a number from a unit-converter widget: whichever figure that widget used, so you can check its arithmetic. If a portal’s gaj figure is about 1% higher than yours for the same square feet, it used the guz figure.

Quoting a number to someone else: state the factor. “900 square feet at 9 per gaj” cannot be misread. “900 square feet” can.

A listing reads 100 gaj.

• At the plot convention: 100 × 9 = 900 sq ft. Also 100 sq yd and 83.61 m².
• At the guz figure: 100 × 8.91359 = 891.36 sq ft. Also 99.04 sq yd and 82.81 m².

If the seller’s brochure says 891 or 892 square feet for the same plot, they converted with the guz figure. If it says 900, they used the deed convention. Both describe the same land.
