Are gaj and square yard the same?
Under the usual plot convention, yes, and not approximately: both are 9 square feet, so 100 gaj is 100 square yards is 900 square feet. Bajaj Finserv and Tata Capital state the equivalence; this page shows why it holds rather than asserting it.
Two things break the tidy picture. First, the linear yard: a yard is 3 feet of length, and people sometimes read "gaj" as a length (a plot "30 gaj long"). Gaj on a deed is an area. Second, the square guz: Google Units puts it at 8.91359 square feet, which is 0.9904 square yards, so a converter using that figure will disagree with a listing by about 1%. The proof, in three steps
A square yard is 9 square feet
A yard is 3 feet. A square with 3-foot sides is 3 × 3 = 9 square feet. This is fixed by definition.
A gaj is 9 square feet by convention
North-India listings and deeds treat one gaj as 9 square feet. That makes the gaj and the square yard the same area, and the drawing shows the yard grid landing exactly on the gaj block lines.
The exception
Google Units defines a square guz at 8.91359 square feet. Under that figure a gaj is 0.9904 square yards, about 1% short. Switch the factor to see the sliver the yard grid no longer covers.

Gaj to sq yd is written every way in listings — gaj to sq yards, sq yd, square yard — and all of them mean this unit. The middle step is written out on purpose. Multiplying by 9 and dividing by 9 is the whole reason the number does not change, and it is the step that stops being clean when the 8.91359 figure is substituted.

When the two diverge
If a portal, a bank calculator and your broker all say 100 gaj is 100 square yards, and Google says 99.04, nobody has made an arithmetic error. They are using two definitions. For a deed in UP, Delhi, Haryana or Punjab, the 9 square feet convention is what the document means; use the guz figure only to reproduce a number that was produced with it.
